Our knowledge of the residential sector covers the broad spectrum from student accommodation, residential care homes, the Build to Rent sector, as well as apartments and single dwellings. Our record of delivering residential schemes demonstrates our knowledge, understanding and ability of the issues involved and how to address and overcome them.

Commercial experience

Pembroke is recognised as a successful planning consultancy which is why the majority of our work is repeat instructions or recommendations by word of mouth. Working with funds and asset managers we have experience of a broad spectrum of property from listed buildings within the City of London to town centre regeneration schemes in the Midlands.

Mixed use expertise

We have the understanding of promoting the best scheme for our clients, which can mean bringing together more than one use on a site. Our understanding of how to secure a wider range of uses including flexible uses ensures that landlords and developers are able to maximise their chances of securing commercial tenants for their developments.

Wellness experience

Working with a number of leading health and fitness brands including Ten Health and Fitness, Barry’s Bootcamp, Barrecorre and others, we have a good appreciation and understanding of the issues involved with these uses which has been gained through years of experience.

Asset management

Pembroke has experience working with pension funds and asset managers on their portfolios, and mixed use estates.

Our experience of asset management of investment properties includes devising strategies for maximising the prospects for securing the consents required and, in close liaison with other professionals in a team, ensuring the best results are delivered to schedule, and within defined budgets.

Strategies often include negotiating alterations to earlier planning consents (via s.73 applications), additional floorspace or the removal of constraints on operations.

Heritage

The majority of our work relates to properties and sites either within, or adjoining conservation areas, or which are statutory listed buildings. An understand of the heritage asset, and its significance is important in establishing the case for change. We have experience of working with buildings within the highest classification (Grade I listed buildings) through to locally listed buildings.
